Hi Beau,
Sounds like you have a great goal to get into real estate investing. My husband and I did just that - started with mutliplexes. We live in Round Rock and do real estate in Austin and Cedar Park as well. I'm a Realtor and he does property management and we both flip houses.
So if we can help you in any way as you get started, just let us know.
What are you plans for funding your first deal? Any thoughts yet?

Hi Jim,
My husband and I are investors in Austin and have begun flipping houses because the inventory is so short right now. I have tons of buyers (occupants and investors) so if you finish properties and want to sell OR if you want to buy some turn keys, let me know.

Hi Guys,
We found a great house with flip potential that has an in-ground pool. Trying to determine if it is worth putting in a bid for.
Question - How much does it cost to remove and fill a in-ground pool?
How much does it cost to just replace all the equipment and get the pool running?

Hi BP,
I am putting together hard money investors to fund flips. To protect everyone involved, we will be writing up notes for the loans.
I see on LegalZoom there are 4 types of promissory notes:
Amortized, Balloon, Lump Sum and Demand.
Any one of these better than another for structuring the flip loan?

Is there special insurance you need to have on flips to make sure the asset is covered during rehab? What are all the type of insurance that need to be in place?
Umbrella policy? etc?
