Hi, I am a full time investor from Brooklyn and have some properties in Pocono mountain, I'd like to extend my rental portfolio in the suburbs of Phily area and I am going to go down to Lansdowne tomorrow to check out some properties.

@Tim Milazzo hi Tim, happy holidays, I am an investor in Brooklyn but I have been investing in pa area for the last few years , I have worked with few hard money firms for my previous deals and they are all single families . I am in the middle of negotiating with the seller for an abandoned building s in Philly area , the building has 3 floors ,there are 3 stores on the1st , 2nd and 3rd used for bakery and day care place , 2nd /3rd will need a looot work to bring back to apartment building that’s my exit strategy , will keep keep exterior brick and rehab inside the building . I know that I will get the bridge loan from the hard money guy with 9 or 10% rate but my question is that if I am able to get any commercial loan ( rehab loan ) from a local Philly lenders with cheaper rate ? Thank you for your time .
