Post: Just launched STR in Lake Arrowhead! Support & feedback.

Quote from @Tiffany Cohen:
Hi! Finally just launched our luxury STR today in Lake Arrowhead, CA. It's a highly competitive market so I'd be so appreciative as my BP family if you wouldn't mind going onto Airbnb and favorite it. We decided to stand out with our purchase - we went full luxury instead of cabin vibe because there are hundreds of them here. Little to none in the luxury department. Could be a huge miss but we took the risk b/c we love it for ourselves if it doesn't work out. Booked our first guests earlier in the week from word of mouth before the launch - a high profile celebrity photoshoot! . Open to any feedback or suggestions if you have anything or see something noteworthy! Thank you!

Do you have the direct book and Airbnb link?
Post: No or Low Income Home Equity Loan

Does anyone know a no or low income Home Equity Loan lender? Is there no such thing any more? I don't want to refi. as I only need 50K from my equity and don't want to give up the great rate I got 18 months ago. I don't have great income on paper as I sink all my income back into the business. Any creative ideas such as a bank statement or P&L statement equity loan would be welcome as well.
Great credit, but, on paper, not great income. Have $170K+ in equity, but need $50K out. Any ideas are appreciated.
i know someone who got a LOC leveraged against home equity (without income) but that was a while back and haven't found a bank willing to do that recently

Quote from @Scott K.:
As someone who's been in the poconos for 4 years now, I have to warn you guys it's literally the worst time to invest in it. Prices are about double what they were 3 years ago, interest rates are double as well. Competition is outrageously high (aka, why you two are trying to get in!) and to top it all off, most communities are watching tobyhanna township with an eye on banning them altogether in their township/HOA. There's pending litigation to see how it all plays out, and in the next 6-12 months or so the landscape could drastically change based on the outcome.
I have a few properties and I've basically told myself I can no longer invest in the Poconos until the market or legal environment drastically changes, so for now I'm looking elsewhere. So unless you guys know more than I do, I'd keep researching. Good luck!
Thanks for the input! This is what I wanted to know from someone on the ground. We have mainly been investing in Arizona so far and just looking at other markets now. Will probably keep an eye on Poconos but avoid at the moment

Hello Bigger Pockets community!
My name is Sean Eley and I’ve been reading and researching short term rentals for almost 18 months now and I am ready to dive in. I am looking for short term friendly agents in the Poconos area of Pennsylvania. I also am in need of a lender as well. If any of you have recommendations please reach out. I am so excited to start my real estate investing journey!

There are companies that will buy the home. In cash for you and you buy from them for a small fee.
or you do hard money and refinance in a few months...cost of doing business.
It's a zoo out there. Good luck!

I've worked with Lizy Hoeffer in the past with Guild Mortgage and she's solid. I didn't realize how amazing she was until I worked with a different lender because I had to (new build) and it was horrible. Tell her Yash sent you.

Do any of you have a rockstar property manager you recommend who understands investment properties well?
Would love to organize a meetup so all of us could stay connected.

Great question. We are also in Phoenix (Ahwatukee) and I have been doing a lot of looking at out of state properties for this reason. But with the way rents are skyrocketing and the city is growing, I believe we are going to try to buy here.
I'm also in Ahwatukee and looking to get started soon after learning more. Would love to connect with other investors in the area so we can share and discuss options, deals, issues, etc...
