Great credit, but, on paper, not great income.  Have $170K+ in equity, but need $50K out. Any ideas are appreciated. 

Following to see if anyone has creative solutions. I'm in a similar situation. I did find a hard money lender willing to do a 2nd position mortgage but the fees are rather insane. It may be our only option but curious if anyone has found another option.

i know someone who got a LOC leveraged against home equity (without income) but that was a while back and haven't found a bank willing to do that recently

Prices are about double what they were 3 years ago, interest rates are double as well. Competition is outrageously high (aka, why you two are trying to get in!) and to top it all off, most communities are watching tobyhanna township with an eye on banning them altogether in their township/HOA.  Thanks for the input! This is what I wanted to know from someone on the ground. We have mainly been investing in Arizona so far and just looking at other markets now. Will probably keep an eye on Poconos but avoid at the moment

There are companies that will buy the home. In cash for you and you buy from them for a small fee.

or you do hard money and refinance in a few months...cost of doing business.

I've worked with Lizy Hoeffer in the past with Guild Mortgage and she's solid. I didn't realize how amazing she was until I worked with a different lender because I had to (new build) and it was horrible. Tell her Yash sent you.
