sorry for the spam guys...my phone kept crashing and i thought its not posting.

for apartment complexes specifically, do the buyers need a specialized broker? how are some ways that buyers can benefit from a specialized broker and where can one find experienced professionals for a local area that have relevant apartment complex experience?

location! location! location! thats the REI mantra, we know. Question is, 'but where?'...Open question is for for cash-flowing investment properties, which western states/cities/neighborhood should we look at? Seems like CA, OR, WA, NV, AZ and atleast the cities i know to look for have booming REI and numbers arent making sense. We prefer to make the investment relatively close i.e. 2-3 hours flight max.

We want to start small as this would be our first but start at a location where we can then buy more and bigger investments (like an apartment complex) once we have a local team and understand the micro-markets and details. have been considering buying something from roofstock.com to begin with. 

Any help and guidance deeply appreciated!
