I'm rehabbing a property that I bought in Mesquite using Hard Money. The property will finish rehab Apr 17. Now, I want to refinance out of that property using a lender/bank. I'm working with a bank who will refi it but the rates are too high 5.5%. What's a good interest rate I can get for such properties?
Who have you folks used as lenders for such refis? Many thanks in advance.

Best situation: They move out with no hassle by end of week 1
Worst situation: I start eviction process by end of week 1 which will complete end of week 5. I will lose money in 2 ways:
1. The damage they do to the property as they move out
2. The Rehab will get delayed which will delay tenant moving in (lost money in interest + vacancy)
Should I make them sign a lease before closing to start eviction ASAP past the first week?

I just paid the token 5K amount for a property in Dallas to a well known wholesaler in the area after a silent bid. The wholesaler is telling that the closing will happen in 1 month and the seller needs to have 1 week of leaseback after the closing.
Are there any potential risks such as squatting when I do a leaseback? What are the documents I need to have to make sure I'm reducing risk?

Hey BP,
I'm a software developer working for "Big Tech" here in San Francisco. I went to school in the DFW area and have a network for friends there who can assist me in things like maintenance / vacancy / etc. if I get rental properties.
My short term goal is 1-2 SFH's under my belt by end of this year. I'm looking for real estate agents who've worked with investors before and who can give me a steady flow of deals.
Any pointers on what I should do as next steps will be really appreciated.
