Sounds like insurance brokers don't provide this paper at least the one I work with doesn't.

The point of the document we are looking for is to be covered against a WC claim from anyone working on one of our properties such as handyman or else.

Hey @John Fider, I have a few rentals in Allentown in PA. Did you ever find out about that workers comp waiver form for our state?

I contacted a lawyer in the area, talked to him, followed up, but never heard back from him...

If someone can recommend a professional in Pennsylvania who is familiar with this document that would be awesome.

Hey Nick, An appraisal is going to cost you probably around $600 lender or not. Maybe ask your favorite realtor to run a Comparative Market Analysis and come up with his evaluation of the property so you can run your numbers and see if it would work for you before you start the process.

Thanks for sharing your about experience Theresa. I would go after them for what they owe not so much about their record which isn't good at the first place (they were inherited tenants). I was thinking since it is usually useless to do so there must be a threshold where it becomes actually worth it. That threshold most likely depends on the locality given how tenant or landlord friendly the area is I agree.

Hello fellow Bpers!

I have a simple question: At what point does it become worth it to go after an evicted tenant for back rent and repair costs?

I have had this tenant who has played the eviction moratorium and game stopped paying rent for 4 months. The lease ended so the tenant will be evicted for lease holdover. Usually in Allentown the process of eviction is quick enough that it is often only a waste of time to go after these tenants but the question now seems different with the accumulation of unpaid rent (cost of repair is unknown at the time).

@Charles Giovanniello sorry about your issues with property management. For my first building in Allentown I had a very similar issue. An eviction that took 5 months because the manager had no idea how to file properly (and clearly didn't care), high level of sloppiness, lies, repair work costing much more than it should. With a company that presumably had good reviews as well.

They were not based initially in Allentown but Lancaster and were expanding. Their team in the Lehigh Valley was the issue. Unfortunately just like in any branch of business there are people that will advantage of new out of state investors.

Since I changed my PM, everything is working great. I work with a local agent/investor, unfortunately he's not taking new units at this time. So don't despair and focus your effort on finding the right people to work with. You already have some recommendations above I would start with that. Once you found the right one it will be day and night and the change can happen pretty quickly.

Actually we are going to end the lease of the culprit. Found out she has way too many pages on the court site at her name for me to be willing to deal with her. Inherited tenants...

We will actually likely file on her for violation of her lease. 

Also, I am an OOS investor so those hands-on approaches don't really work for me unfortunately/fortunately.

Probable scenario: she could remain uninterested while you build a nice portfolio and because it's not working between you at some point your marriage ends. She will be very interested then by the fruit of your labor... do you have a prenup? if not, since she is so uninterested would she sign one that preserves your efforts?
