@Mitchell Jaworski Same here! The market it tightening up not only for investment opportunities but for retail buyers as well. Prices are on the rise so margains for us have become quite small. Like @Jose Alonso said, there is NO room for error!
@Andrew Krause What I am seeing with REO's here in Broward County specifically is that they are picked up quickly by investors who have the cash and are able to close right away. There is very little room if any for negotiation unless you are coming in all cash with a super fast closing scheduled.

@Ray Lai Sounds like you might have listened to the Dave Ramsey baby steps! I follow him very closely and practice his methods. I have been in business for a little while now but I gave similar advise to her. I think a mentor is great as well. That's honestly how I got my real start, I just latched onto someone already int he business and kind of felt my way around from there. Thanks so much for your input!

@Alexander Felice That's a great idea, I think saving more money would be best here in South Florida. Something that sells for 55K would not qualify for any type of financing. It would probably need tons of work and need to be a cash only deal. Unless it's one of those rare deals on a condo.

There seems to be very little happening on the local Miami and Broward Forums for Florida. I know there has to be more members on BP local to South Florida and there is so much to talk about. Anyone in out market with feedback and input on what they have been experiencing with investing?

Just sold two homes in Miami Gardens, last one closed this past Monday Jan 23rd. It was a flip from a local investor. The area is actually nice. Very quite, working class people, a little older in age. Investor walked away with a pretty nice profit. Miami Gardens offers great opportunity but you'll need to get with someone who knows the areas well. We can chat in more detail if you'd like my input. Hope this helps.

Hi Daniel, like Adam says the deals are here but there is a lot of digging to be done. I am open to speak with about your real estate goals as an investor. Third party websites will not get you very far but a hard working agent will surely get you where you need to go. And yes, the prices are a bit higher here than in other parts of the country but again, the deals are out there. The key really is to be ready, willing and able to act fast. Inventory is tight and there are a lot of other investors competing for the same buy and hold properties you will be looking at. Hope this helps.

Hi Carolyn, my broker may have some options and open to working with you to help with your goals and an investor. We are located in Boca, Weston and Miami. Weston would be closest to you, not sure how you feel about that distance but it isn't very far from Ft Lauderdale. I travel all around Broward daily. I am with Best Connections Realty, Inc.

@Roman M. I don't have much experience with lease options at all past conversations with other investors. Not something I thought about, thanks! Great to hear from someone local to our market in South Florida!

Hi @Mike Dymski , it does help. I had the same thoughts. Especially in South Florida there isn't much you can do with anything less than 45K-50K depending on the type of investments you want to get involved in. I've already offered access to all my my books and material I have collected over the years to her and introduced her to BP. I'm a real estate professional and still a long ways away from my own investing goals so it takes time, effort, and WORK. You're right.
