Hey guys, 

I purchased 0.2 acres (double lot) of residential property in Putnam County Florida during the housing crash in 08-09 for $1200ish. Value went from 4.5K-> 2.5K and been paying $50-60 per year in taxes. I have recieved multiple offers this year from land flippers from $700-$1200.  I'm on the fense to just let go of this or keep holding on. No plans to build on the land for the foreseeable future.

Great job Inna!

I was looking into Northeast Philadelphia duplexes, but im afraid it's a bad area. Lots of trash on the streets, poor schools, and high crime rates. 

Do you have any issues with rent or property damage? 

Bensalem prices seem a bit too high for good cash flow so far from what I'm seeing. I was running some numbers on a couple properties that I found in levittown and Langhorn and they too came back with negative cash flows.

I started looking into Allentown and happened to find Quakertown, south of Allentown with perhaps a better school district. Just curious how partnering up in REI works regarding ownership percentage, dividing up the work/management?
