Hi Guys,
I am in the midst of having a renovation on a property in Jacksonville FL,
In short - it's not going smooth but i learn a lot as i am working through it.
- Electrical guy messed up my trusses while trying to upgrade my service panel (The house barley has attic space),
My question, Does anyone know if having my property listed under an LLC limit me from pulling my owner mechanical permit and doing that job myself? Am i required to have a GC pull this for me?

Hi Guys
Have 2 different cases and wanted your opinion on show I should get approach them
1:
Duplex, Titusville in Dixie HWY seller owes 70K, wants me to make an offer, doesn't want to give or doesn't know the PITI until I make an offer -
Section 8, rents are in the 600-700 a month in the area, hard to tell.comps -
Wants cash - should I wholesale this or try to offer a small down & offer to pay his mortgage? What else?

Townhouse , 2bd , HOA 50$, Rents for 700-800, seller is asking 70K and is uninformed, comps are maybe 25-30k below his asking
Seller will do owner financing
What terms should I get even if the seller is firm on price? Should I even attempt with terms if the price is over market? What else should I consider?
