these are both va foreclosures. Does that mean I can talk to the va About a joint offer?

I have 2condos,1on top the other, with a structuraly flawed deck that makes both unhabbitable.both are foreclosure sales and I want to include both in my offer. Any ideas how I can get 2sellers and 2agents under 1contract?

My trump card is I can move fast.

Long story short, to spite many setbacks and failures I completed the rehab of my first property which I now live in. I a.m. very grateful for all the lessons learned.I'm mid refinance but I have a deal (a few deals) that are just too good to let pass me by.

I have the rehab knowledge(I did almost everything myself). I have knowledgeable experienced contractors on standby who will charge me less and work with me on the rehab(by that I mean do it for me with minimal supervision necessary). I have everything I need to do it quickly and right except money.

If I can get financing the plan is to buy and repair multi family units for under 65% of city assessed value,then sell it to myself using the brrrr strategy. Turn around time would be about 3 months per property.

Please help me make this final leap into the bussiness by giving me ideas. Thank you

I know someone in my real estate investor club who supposedly has allot of probate leads and is asking for help with them. I'm currently in the middle of a full remodel where it's getting to the point I can spend less time on it for a worthy investment opertunity.I'm currently tapped out of traditional funds.... 

Anyway what are probate leads, how do I use them to make money and is it something I can take on that will be worth taking time away from the project I'm currently working? 

me and my wife would love to install a Borderless shower in our 10x5 master bath (on crawl space over) but seems like our contractor doesn't know much about it and I keep being told it's not worth the hassle but it's what we want and I'll do it myself if ihave to. the shower area in the bathroom is max 3.5 x 5 and I don't want to slope the whole bathroom because that just adds to the chance of catastrophic mistake and I have no idea how I'll transitin into the master bedroom from a slop that high in the bathroom. 

I'm playing with the idea of using a 60ft linear drain with glass door over it to catch ALL the water . I've seen shluter, wedi, and a few others have pre sloped tilable pans but what do you guys recommend. I'm very handy and I diy everything with a 100% success rate so far. Also are there any recommendations for somewhere I can get tiles at discount beside box stores (which we might end up using)  in Virginia? 

also the old paint job is horrible, there are runs everywhere, well I have to sand all these down or will I be able to get away with just knockdown, same for the screws that are coming out. There are many and I'm pretty sure that small bumps won't show past the knock down

First off designing a bathroom is the hardest. Of anyone has pictures from thier flips and rehabs it would be appreciated. I'm not getting anything from Google pictures. 

Also we have a basic (very basic) design we are trying to work with for now but aside from home depot prices ate too much. What's a good place to get tiles? 

Lastly any showrooms in the Hampton Roads area that you would recommend?
