sorry for being too vague.  the house needs a new roof, new floors, bathroom improvements, windows, and lastly a new kitchen.

I've gotten an estimate of the work and  so far 30k looks like just barely enough. whats the least you've spent on a good kitchen?

@Michael L. thank you for the advice on the comps. I thnk I was starting to drift away from looking at them to more of what I wanted in the house.

so long story short I bought a property that needs a lot of rehab and my budget borders on just enough which to be honest i'm sure is never really enough but enough small talk. bought the property for 200k, have 35k for rehab but planning to only use 30k and leaving 5k for buffer. the arv will be easily 300k if done right. anyone have advice on how to get this house a kitchen becoming of a 300k house for as cheap as I can get it while keeping quality.

I've looked into buying ikea boxes and putting expensive faces on them and also into buying from a reuse store and having home depot reface them but I don't want to pull the trigger without seeing what others have experienced. i'll be living in the house so what jobs do you think I should do on my own and what should I contract? By the way i'm a naval electrican by trade.

Hey, where do you guys normally get your better kitchens from. I don't mind paying more but I want to make sure I don't pay too much. the margins are very tight so I need specifics. what do flippers normally do themselves and where do they normally get their kitchens from in this area?

@kris haskins, where do you normally get your kitchen from when you want low cost quality work.  You mentioned 10k but it that a effaced job or full redo? What jobs do you normally do yourself and what jobs do you leave for the contractor to save money but keep quality.

hello, I'm new to bigger pockets and to real estate but have been feverishly gobbling up information and hope that bigger pockets can help in my aspersions of becoming a full time investor. I believe in action which is why after 4 months of research and planning I've already purchased my first full rehab which I plan on living in. 

My hope is that bigger pockets will help me learn what I need to be a productive investor and someday I can pass that on to someone else. 

Trying to get into real estate. Firt step is buying a house with plenty of equity.  So now that i have one under contract i estimate 35k in rehab.Purchased for 200k and the after repair value will be 300k if done right. Any advice on how to get a quality kitchen in Virginia beach Virginia without trading an arm or a leg?the kitchen has to be fully gutted and replaced The roof, Windows, floors, yard, pool, and more all need to be replaced or repaired so as you can see its a very tight budget. 

I plan on living in the house so I can do some work on my own. What do you recommend I do on my own. I'm very handy and I'm am electrician for the navy so I know my way around wires.
