ok it didn't look rotted to me and I didn't see sagging. Is there a test to see if I'm better off replacing boards or is a visual inspection enough? 

Hey I have a home that I'm going to have to change all the rugs and floors. I'm uncertain what to do about the unsanitary sub flooring. Will a good water proof underlayment be enough and who can I call to kill the flees and God knows what else around the house. Will pest control be enough and what should I tell them to spray? 

I'm down.

Hey, so I have a rehab home and I cant decide on the cabinets. We are going for the contemporary look throughout the house but everyone tells me that a 300000$+ home should never have mdf in the kitchen. What is confusing me is that everywhere I look I see million dollar homes with seem less cabinets and I just don't get it.  Do upscale homes use some sort of upgraded wood or other material for modern cabinets? is it steel?

Where can I buy modern cabinetry at affordable prices that can be put in a home I plan to sell in the 300000$ range. also what other options are out there besides mdf and wood ?

The property was a foreclosure owned by the bank, I'm doing 203k loan on my first rehab and my agent has been extremely helpful in getting me in and out of the property whenever I need to but I would like to look at allot more contractors and I hate taking up her days for something as simple as just getting in and out the property. My contract was recently ratified so my question is,  can I get the bank to approve me entering and leaving on my own. I will be at the property every free second I have planning and getting estimates for my 203k loan so its kind of rediculous to drag my agent there every day for 4 hours a day

 About 1k sqft , the subfloor looks good it's on a crawl.  I'm not selling the house for years and all the houses in the neighborhood have old wooden floors but they are also very outdated and aside from the fact that it is hardwood thier floors don't look very good in today's standards. 

Personally, I prefer stronger products,but that's not to say the appeal of hardwood is lost on me.  Long story short I have a full rehab with a tight budget that I want to sell for 300-340.

It's in va beach in a great neighborhood with Comps that support a 300k sale. 

It's an older neighborhood so all the houses have hardwood but aside from that most have very cheap and outdated look.  

I'm confident that my house will sell quickly with the layout I have planned and the only thing left to decide on are the floors. 

It has laminate floors with minor water damage that doesn't match the contemporary look im going for.  So do I replace them with laminate or do I replace them with hardwood. Again budget is tight so I'm only doing what will pay off most (once I figure out what that is).is hardwood worth the extra money when it come to resale value? 

Side note: all recommendation onwhere to get floors cheap are appreciated . Also I'm very big on the diy so that's another saving I get from laminate.
