@Marcus Auerbach Thank you for the info. I am looking at the returns after principle/interest and all expenses had been paid.

I talked to a relative of mine that lives in Milwaukee and he mentioned the same thing about low inventory.

Any other market in Wisconsin you guys would suggest?

I definitely will need to do that.

I've also heard mixed reactions from some people saying the percentage of ROI had dropped significantly. Is this true?

Thanks for letting me know! I wasn't aware of the higher property tax.

Hi all,

I currently live in California and want to invest out of state. I want to know how I can buy from an out of state wholesaler, specifically in the state of Wisconsin. What is the process and what needs to be done. I understand things move rather quickly once the wholesaler gets the property under contract.

I've read from other BP members that the wholesaler have choose a title company that is willing to email documents out to the buyer. Do I need to get an attorney involve in this whole process? What are the ups and downs with buying from out of state wholesalers?

For those that had bought properties from out of state wholesalers, what did you do? What is your experience?

Thank you all in advance.

Once rehab is done and home is rented I will post back with totals and projected cash flow.

That's great to hear. I want to know how did you go about getting a lawyer for the closing process? I'm new to foreclosures and have no idea how to close.
