So a day before closing I got an email from the title company stating the seller wants to cancel the deal. What are my options ? Someone was in that spot and can shed light on with his/hers experience?

acquisition directer in my book is the guy that make sure that all the specialists do their job right

i would pay a specialist 500-1000 dollar per a deal he brings and id pay the directer(=manager) a salary+ 500-1000 dollars for the deals he brings by himself Or instead of salary i would pay a percentage of the total deals that the team he managed brought to the table.

i would also love to hear how people do it!

Hey pros i got a question in appraisal question;

Im looking right now on a property that is 2.5 miles from the beach(beach is from the south). the property sits east to a major avenue that goes from north to south.  I notice that that major ave is the line that separate the normal-priced-area from the east of it to the expensive area from the west of it(between that avenue and and the beach of course).

all of the comparable properties to that specific property are from the west of the avenue except of one. my question is if an appraiser takes in consideration the distance from the water or he just looks for for comps in 0.5-1 miles radios from the property and compare property to property in that radios and ignore the fact that in 0.5-1 miles radios one property can be in more or less attractive location than the other.

Behavior issues can effect/damage your property, make sure your lease covers you for that. I'm the end of the day (and correct me when I'm wrong) foster family means you're prospect is a foster agency - foster agency= big organization and big organizations look for stability, stability = long term lease. If everything is written in the lease and you and your property are legally protected I don't see the difference between a "normal" family and a foster family . A prospect is a prospect .

I have a question I've been asked and didn't know what to answer - outdoor kitchens have any influence on the value of the property or the rent that can be charged for it ?

Is it good money or bad money for an investment property ?
