if they buying near market value it means that they are buying deals that me and you wont touch right?
that means that they are competing with us on the same deals because their target deals is different that ours.
sounds like they've created their own niche. if they have enough money to do volume its a genius move in my eyes . never heard of them though .

Classic specific performance case. Go over the contract , if it states that in case of going to curt the losing party pays legal fees you are in a win-win situation.

I would give the Church's priest to go there and have a talk to the, maybe to push their soft spot, at least they won't cause damage etc. while my eviction lawyer do his thing .

Amazing tread !
My question is as a flipper for en example I did a roof . What's the difference between considering the roof as operating expense of the project and making the roofer sign w9 and report that he worked for me ?
