Looking for advice on pros and cons of buying a rental property (single family residence) that is an estate sale, as-in condition. Seller is deceased and has not provided seller disclosure. What are the common pitfalls I should be aware of? This property is also next to a busy road with heavy traffic, and the seller has deferred maintenance. House is built in the late 60s and still has carpet (even in the bathroom). Close to good schools.
