Hi@Nate Pucel There is one guest on BP podcast actually talked about a similar situation. She was cautious too. But she ended up taking that offer. It paid really well. Insurance companies generally have money and want a quick and easy solution and they are willing to pay more. The guest mentioned that she worked many other deals with that third party. 

@Scott R. I looked up the listing and it seems to be a very nice house. However, I do have a concern with the property. It is a house over 4000 sqft, but there are only 3 bedrooms. Are there any offices that can be used as a bedroom? It's not written on the listing so I don't know. When I do my primary house search, I put "over 4000 sqft" and "4+ bedrooms" in my search criteria, as I want larger house as well as more rooms. I would think that most people with a large family would appreciate more rooms, definitely more than 3. But I don't know if that's the same case for people just want a luxurious living. If there are more rooms can be used as bedrooms, I would definitely write that in the listing. Also, I noticed a lot of pictures of the exterior, than the details of the interior. It's a great exterior I have to admit, but as a house buyer, I would appreciate more pictures for interior.

I put my PhD title (a field not RE related) on my realtor business card... I spent four years on it so it better show up somewhere lol. 

@Marian Huish  I want to know if people think this kind of risk is manegeable. After all, I'm a new realtor that started a month ago, what do I know.

@Chris Chisholm Thanks for the reply! I'll definitely talk to the tenants then. I somehow get the impression that the seller agent will ask tenant to stay in the car to minimize interaction (happened several times in my other tours). I'll talk to them in another trip if I have to.

@Nicholas L. Thank you for the reply! I feel I should act more professional and does not let my feelings get ahead of numbers haha. I agree that if something looks too good to be true, it is....I will be extra careful when proceeding with the purchase.

@John Morgan Thanks for sharing your insights! So good to know that you have bought so many properties that way and it is a situation that can be handled and maybe used as an advantage. I'll do more research on the tenants.  However, I just found another thing that could be a red flag. It's the listing agent. He is, how do I put it, very rude ?... he don't pick up phones and when he eventually called me, he's super rude. He asks me how much I'm offering before they even let me see the house...I asked him why the seller is looking to sell this property. He responded that seller sells property that's just what they do. I'm even a bit intimidated by him, and will ask my husband to go with me in the tour. I don't know if other potential buyer would see this as a red flag too.
