@Taylor L. - Harrisburg is also a great cash flowing market if you wanted to invest in an area you're familiar with.

@Dennis Gallof - something to keep in mind is that if you file an LLC in a different state you will have to pay an out of state filing fee every year that LLC has activity come tax season, and the cost of that filing fee is equivalent or more than the cost to set up an LLC in that state. It also helps having a good real estate attorney that can work with you and set up LLCs fairly cheap (around $300 including state filing fee). I would focus on establishing that relationship with a good real estate attorney and get an LLC set up in the state where the property resides.

Disclaimer: I'm not an attorney or CPA but have consulted mine and this is the decision I made based off of their sound advice.

Welcome @Hope S.! I'm a local investor in the Harrisburg area as well and I will second that you should check out some of the local real estate clubs at www.meetup.com

There are a couple in the Harrisburg area as well as Camp Hill, York, Lancaster, and Lebanon depending on how far you're willing to travel and your schedule.  They are all great and usually have an educational component as well as networking.

Hope to see you around and let me know if you have any questions or anything I can do to help.

Hello @Tanisha Baker !  You may want to go to one of the local real estate meetups (www.meetup.com).

In fact there is one tomorrow night in York at the Four Points Sheraton hotel at 7 p.m.  Depending on where your rehab is, I'm sure you could find some referrals at this meetup.

I love how you're taking action while trying to educate yourself.  I would also suggest going to local meetups and offering this same thing to an experienced flipper that you meet there.

Good luck!

I use Adam Deluca from Allied Attorneys in Carlise, PA.  That's about 20 mins up 81 for you.  Highly recommend him.

What part of Central PA?  I invest in Harrisburg and surrounding areas and would be happy to share my thoughts.  Feel free to message me if you're interested in the Harrisburg market.

Couldn’t agree more @Bob Prisco! Screening and your boots on the ground are critical and how it’s managed can make or break any investment.
