Hello @Krunal Patel.  There's a decent amount of development that has taken place and is continuing to take place in Harrisburg.  The market offers a good blend of both cash flow and appreciation.  You just have to have good boots on the ground because the city limits is very block by block.  There are also some great sub markets just outside of Harrisburg city limits (in Dauphin and Cumberland counties) where cash flow and appreciation are possible and with diverse job sectors it's easier to fill the units.  Please reach out if you have any more questions about the Harrisburg, PA market.

What @Taylor L. said is spot on. I'm local to the Harrisburg market, and would be happy to give you my thoughts as to the ARV of the home if you message me the address @Prem Rao. That being said it sounds like to HOA isn't repairing the main exterior Capex items so therefore you need to factor those expenses into your purchase. Harrisburg is a great market, but can be very block by block so make sure you have some good boots on the ground that knows the sub market you're trying to invest in, well.

I highly recommend Adam Deluca (Stone LaFaver & Shekletski / Cedar Cliff Abstract) located at 414 Bridge St New Cumberland PA 17070.  Their office number is 717-774-7435.  He handles all of my personal closings and for many of my clients and investors that I know.  He's very investor friendly/solution finder.

Hello @Branden Wintermyer,

I'd recommend starting to network with other wholesalers and agents that you could JV with if you don't have your buyers list. Also, start going to some of the local real estate meetups in the area to start networking with other people in the industry who could also be a buyer/seller for you.

@Alesandro Breguez I think they all have their pro's and con's.  Harrisburg is the state capital and because of that has a large state and federal employment base.  There are also other diverse job sectors ranging from health care (Harrisburg Hospital is one of the top pediatric hospitals, and Penn State Hershey, and they acquired additional hospitals in Cumberland county), distribution/warehousing, and large corporate employers (TE Connectivity, Hershey Foods, Aldi, etc.). I can't speak to the Scranton area, but Harrisburg MSA is going to offer you a good blend of both appreciation and cashflow.

@Boo Ja - I'd be happy to jump on a call and discuss the Harrisburg PA market with you.  As you mentioned Harrisburg has experienced a population growth, and it has diverse job sectors.  Being the state capital there is a network of state and federal jobs, healthcare is pretty big (Penn State Hershey Medical center and Harrisburg Hospital is a top pediatric hospital), distribution/warehousing is big, and diverse corporates jobs, etc. You can get a good blend of both appreciation and cash flow in the surrounding area.

Way to broad of a question.  You need to niche down and pick your sub market first and then a lot will depend on the team of people and then the property.
