Hello @Barak Yakobovich!  Harrisburg is a great market in that you have diverse job sectors, and you can also find a good blend of cash flow and appreciation.  Like any city, you need to have some knowledgeable boots on the ground to help you navigate through some of the complexities of the city.  That being said, PA is pretty straightforward when it comes to landlord/tenant laws.

Hello @Dami F.,

Yes I'm still very active in Harrisburg and surrounding areas, both as an investor and agent/wholesaler, helping out other investors.  Historically speaking that part of Olde Uptown north of Maclay St experience lots of crime and little to no appreciation.  As of recent, however, that area is seeing some development and prices have been going up.  Some locals think it could be the next Midtown.  There are signs that the path of progress is moving, but you always take a risk when betting on that line as things could stop moving.  

Regarding Green and Susquehanna Streets, those are two very long streets that run North/South, so it would depend on the block.  That streets strech throughout many parts of Harrisburg with some blocks in the flood zone and others not.

@Kyle Winey a good starting point is to network with other local investors/wholesalers/agents and immerse yourself in that market. Do you know which sub markets of central PA you want to invest in? Which ones to avoid? What type of property are you looking for? What is your strategy on financing and how will you take down the deal? How many deals have you analyzed in the last week?

In other words, if a good deal was presented in front of you, would you know it’s a good deal or not?

@Angelito Mamutuk - There are some multi families, but they are going to be off market most likely if you're looking for any cash flow. In my opinion most of the stuff listed is priced too high that makes any sense. Everynow and then you'll find one that makes sense that is listed on MLS, but you better act quick cause it's getting scooped up in 24-48 hrs. You can still find single family properties that are listed that are bringing in 10% CoC and if you're strategic on location you're going to see some modest to good appreciation.

Harrisburg, Pennsylvania is a great place to invest.  It's a lower entry point than the other areas mentioned so far.  As of recent it's been seeing a good bit of appreciation and the cash flow is there.  If you're considering the city limits of Harrisburg, you will need to have some good boots on the ground because things can change drastically block by block (like in many cities).  Being the state capital there is a built in network of State and Federal jobs in the area as well as a a central hub for distribution and many large corporate jobs as well.  Cumberland county has been one of the fastest growing counties in the state for over a decade and there doesn't seem to be any slow down with all the warehouses being built along I-81.

If you're transferring a property from your personal name into an LLC, you will still have a transfer tax in PA (1% each way b/t buyer and seller- 2% total). Uncle Sam likes to get paid.
