@Dave Foster Thanks for the breakdown of 1031's.

@Patrick Murphy Best of luck! I am a big fan of 1031 into NNN long term leases. Very passive investment, and a great way to plan for retirement.

It is hard to walk in another persons shoes. An ex Marine facing jail time that loses his job could be the final straw in a struggling life. I don't know him or his situation, but my point is how you handle this has repercussions. Your grace in his time of need could mean more than you ever know.

Well said. I appreciate your sensitivity, and I couldn't agree more. Often in the business world we tend to only think of ourselves, and what we can get out of it. And forget that people have feelings, and true business is really about being aware of that.

I used to be part of a Real Estate agency called Synergy RE (inspired by Stephen Covey), and on our business card was a logo of two people intertwining (an artsy kind of drawing).  I once gave my card to an agent representing the other side of the transaction, and he was surprised at why I didn't have a logo of a house or property. In his words, "what do people have to do with real estate?

We can never lose sight of the fact that people have everything to do with our business.

@Sridhar Sannidhi Was that property in India your primary residence? If so, it would be excluded.

Also, I believe you only have 45 days to identify a second property. So if three months have passed, you may have missed your opportunity this time. Speak to an expert to make sure.

Likewise, you may only exchange a foreign property with another foreign property, and not a property within the US.

You can try www.madison1031.com/ for more specifics. I have dealt with them, they are extremely knowledgeable, and amazing customer service.

Do you own an investment property worth over $500,000? Are you taking advantage of your tax benefits.

The benefits of a cost segregation study include:

  • An immediate increase in cash flow
  • A reduction in current tax liability
  • The deferral of taxes
  • The ability to reclaim “missed” depreciation deductions from prior years (without having to amend tax returns)

Madison SPECS, LLC, provides expert cost segregation and fixed asset review services. A Cost Segregation study offers a tax benefit analysis of real estate holdings, designed to reclassify real property expenditures eligible for accelerated tax depreciation deductions. Identifying and reclassifying these assets results in a reduced tax liability and increased cash flow.

Madison SPECS has an experienced team of engineers, accountants and tax experts who work exclusively on Cost Segregation studies to ensure that clients obtain the greatest tax benefits from their real estate holdings.

  • We work in all 50 states.
  • Have saved our clients over $75 Million in taxes over the last five years
  • Do you want to lower your income tax liability?
  • Have you purchased property in the last 5 years? (besides for their personal residences)
  • Do you own property worth over $500,000 (there are definately exceptions, depending on several factors)
  • Would you like more cash-flow?

We are one of the largest national firms specializing solely on cost seg.

Our prices are very competitive, and aim to give the best service in the nation.

To determine if a cost seg study would be worthwhile, we would be happy to perform a complimentaryupfront feasibility analysis. This analysis is helpful in pinpointing the actual income tax savings that would be achieved through a full cost segregation study.

I have recently found BP, and soon after went PRO. I see and hear from all that there is so much to offer on BP. But how do you focus, and utilize the different venues/tools/resources etc. without getting a BP overload?

I suppose if I had a very specific goal in mind I could focus more.
