You're at the 1.8 or so % rule.  You're in great shape assuming as you said, you're place is in great shape.  However I'm somewhat suspicious why this person would sell this cheap when homes next to sells for almost three times the value.  Something just isn't right.  Is the place next to you comparable?

I"m investing in San Antonio.  I think you'll have better odds finding deals in the 1% rule there.  Besides, in 10 years, when Austin branches out, San Antonio will see a lot of benefits.

how about getting a heloc on the amount you owe.  you said you paid down the debt substantially right?  You can use the heloc to pay off the mortgage.  I don't know if this a better option for you.

I wish some of the laws in Arkansas would be in place in all 50 states.  This is plain stealing in my opinion.

Can't you report him to the state bar?  Would this be grounds for disbarment?

Hey all,

There is excel and quikbooks for managing you financials however is there anybody using any iOS apps for their phone?  Apps manage financials for cash flow on your rentals.

I'm actually concentrating on San Antonio.  I think its more of an untapped market compared to Dallas, Austin, Houston.  Could be wrong.  Who knows. haha
