 You add the heloc payment to her existing debt payment.  The refi takes out the existing debt, and the payment.  The terms for a refi are usually much better...as in lower payment since it is amortized over 30 years.  It's about cash flow.

 Joe,

If one were to get a heloc and a refi at the same rate, the payments would be the same to start.  The amount of interest is the same.  However when you pay off a heloc and you pay down the principle, your monthly payment drops.  if you decide to pay only interest at the beginning, then you have more cash flow since you're not paying principle until the draw period is over.  Am I missing anything?

i did a heloc and a refi at about the same time.  I like the heloc because as you pay back the heloc, the payments go down unlike the refi, the payments never change.

@Yoochul C., That address is much closer to Memphis than Little Rock.  Helena is a very small town on the Arkansas border across the river from casinos in Mississippi.  I've only passed through the area, but this link shows very high poverty rates in the area.  I'd take the hassle of dealing with that tenant pool into consideration before investing.

 Welcome.  Just know that investing in Arkansas, you're already ahead because Arkansas is the most landlord friendly state in the country by a huge margin.  Evictions last only 10 days.  After 10 days, the tenants can face jail time.  Crazy.  

I was looking at an apt building at this address:   510 Beech St, Helena AR 72342.  Is this a bad area?

I prefer the 30 year.  You can always pay additional principal to shorten the loan and pay less interest.  However when those times when you have vacancies, the less payment amounts help.

two by marriage, moved out of houses owned by each one of us individually and moved into a third primary.  4th and 5th property using a TK in Texas.  All buy and holds.

Focus on the 35 corridor between Austin and San Antonio.  I think that area is going to go crazy over the next ten years as the two areas start to merge into one another.

In South Carolina,  the state requires a physical address for the business address and it also requires a registered agent or service of process.  You could use a third party agent to shield yourself with some anonymity.  However you'll still need a physical address.  I don't think the state checks if you decide to use a PMB location though.
