@John Casmon I was thinking the same thing, just lunch/coffee and hang out n get to know each other.  I have some people that reach out to me already and I'm reaching out to others as well. Hopefully we can do something soon.

I wish I lived in Chicago so I can attend this! There's not a lot of people in Alaska that is active on BP. The REI club here don't do networking event, more like guest speakers. I would start an event but I don't know if anyone would come. I hope this event is successful as it sound. Good luck!

I'm debating if I should go ahead and get my real estate license so I don't have to pay a commission fee to the selling agent, I know I would still have to pay the buying agent.  My agent said it would be 6% commission for the sellers which i think is crazy high.  I already took the required classes to take the exam but just haven't study.  My goal are to buy fix and flips and some fix and hold, and I don't want to have to show people houses or deal with all that stuff.  But a 6% commission fee is a lot, ideally i would want my brother to become a realtor so we can work together but he want to wait 3-5 years to save up money so we don't need to borrow or look for other partners.  What do you is the best way to become an investor and make the most money?

I needed to read this. Thank you. For the past month I've been looking for deals (off market) I found one yesterday and bought a contractor to check it out with me. He said I could probably make 50k after the rehab (my analysis was more 40k) then I went looking for friends n family to invest with me and got shut down. Asking for over 150k on my first flip is scary to ask. So I kinda gave up this morning thinking I'm over my head on this RE investing. After reading this, it firing me up a little to keep asking people to partner up even if i make 3k or nothing (so I have the experiences) . Thanks for sharing your story! Sometime you just need that little nudge to keep you going when it hard.

@Carson Wilcox I'm talking to someone right now that just bought this house for 149k, she bought it with the intend to fix it up and now she want to give rid of it but she said it bad timing now. The rehab looks to be around 60k, need everything, the previous owner took all the cabinets n appliances, new everything. The ARV looks to be around 249k. Would it be safe to say she won't move the price down because she just bought it 2 months ago? This will be my first flip and I'm afraid the 60k will turn into 80k but I will be doing some of the rehab with my dad along with a contractor for stuff we don't know what to do . What you think? Offer to take it off her hand for 149k or ask for maybe 140k or lower?

So I found this house on CL and it's listed as 150k. Talked to the lady that own it, she said her friend died and son came in and took everything out. So she bought it from him (8/17) for 150k with plans to rehab it but now it's "bad timing" (she said) and want to get rid of it. my question if she isn't welling to go down on price (cuz she just bought it 2 months ago) can i sigh something that well let me go in n rehab it with my contractors and sell it and spilt the profit?  I know she can pay someone to just do it but by the sound of it she doesn't want to put anymore money on this house.  I don't mind doing the work n rehab as long i can get at least 50% of the profit. Also I would want something in contract to feel more safe.  I want to buy it but most likely for 110k at most, if she takes it.  I'm meeting up with her tomorrow n see the house with my contractors.

gotcha. Thanks u. How's the Miami market ? I used to live in celebration Fl near Disney and man those houses are crazy expensive
