Nice! will the other 2 unit cover all your mortgage and expensive? like electric n heat etc. I ask because i bought a triplex couple of years ago and made sure I wasn't getting negative cash flow, instead I lived for free with my brother and kept every paycheck, one of the best time of my life.

Best of luck dude. I never thought of paying someone to auction for a house for me and now i know never to do that either. Lesson learned, wish you the best of luck. I do like the Airbnb idea if you want to keep it, especially in WA, real estate is going up and doesn't seem to be slowing down to much. I've stay at airbnb in WA the last two time there and in talk with some friends there to do something like that.

I'm trying to build a team, and of course I need a contractor. My brother in-law referred me to one and he is cool but something he won't answer my text about meeting up or what he thinks about a house. Is it because I'm new and he thinks I'm just wasting his time? Anyways I do want more then 1 contractor if I want to do this full time. How are you guys finding contractors? Any warning signs? or anything I should ask or look for when looking for contractors? Will a contractor help me if I just need him for stuff I don't know anything about? I ask because I do know how to do some of the job, like putting new floors, paint, etc. small stuff. Will a contractor be offended if I told him I just need him for half of the rehab and the other half I can do ? Thanks guys

@Melissa Kirchhoff Thank you, a lot to think about. I didn't even think about annual dues n all the other stuff you pointed it out. That's funny you mention roofs because that's the first thing i look at when i go looking at a house. The reason why I'm considering it is because like @Lucas Machado asked, i don't have any cash for fix and flips. I'm looking online for deals, driving around and looking at old houses, I'm starting to mail out letters offering to buy these houses and at the same time, hoping I can find a partner (that has the same vision as me) to help me flip these. BP always says if you can find a deal, you can find someone to buy it/invest in it. Im hoping that's true.
