I say make her pay rent like everybody else in the house.  If she does pay, the other tenants might see a decrease in their rent, and they won't mind her so much. 

If she refuses to sign a lease, start charging her husband a daily fee for overnights like a hotel.

Oh the space heaters most definitely won't be enough to heat the house.  That is not the point, we only want to refute the claim that the house has no heat source.  That is in no way meant to be a long term solution.  You simply cannot win with this tenant, the house is too cold to live in, but too hot to keep food from spoiling without a fridge.

I can understand her reluctance to fill an oil tank when she is planning on moving in a few weeks.  I would give them a few very safe electric space heaters until they buy their oil.

How does the house look on google street view compared to how it looks now?  It seems like they have to tell the same story.  Many times the street view could be a few months old or years old either helping or hurting you.

I don't mean to distract from the original post, but I have a rate lock question.  I locked in a rate in Aug, closing got postponed a month and now I am facing a $2,000 rate lock extension fee to keep a higher rate than what is offered now.  I shopped for a new rate with a different lender and the original lender is upset that I am looking elsewhere.  Am I allowed to work with a different lender when I am only a few weeks from closing?  The new lender says she can get it done in time.
