I'm a investor based in Halifax, and I actually typed quite a lot of information about market situation in Halifax Regional Municipality(HRM) in previous version of post, but BP think I'm violating rules here.... so feel free to PM me for those if you interested.
In short, If you are willing to go 1 hour further from HRM to areas like Truro, Kentville, Bridgewater, I'm sure you'll have your luck there. In HRM, it will be very tough to find a good property in a nice neighbourhood with 150k-200k budget.

Hi Daniel,
I'm a investor based in Halifax. And Greg is on point about the market. Saying hot is an understatement for current market situation in Halifax Regional Municipality (HRM) . Most of the single family or small residential multiplexes are selling 100k above asking, and I would say the average residential property sold price is near 400k (definitely fact check on me about this though, could be higher) . You mentioned about "better neighbourhood", that would mean you probably are looking at even 500k above. Unless you can find a off market deal in area like lower sackville, I would say 150k to 200k probably won't buy you a nice property in a nice neighbourhood in HRM
However, if you are willing to go 1 hour further away from HRM, Truro, or the valley area (Kentville, New Minas) will surely have the deal you are looking for. I have a property in Kentville and it currently gives me 15+ COC return cashflow-wise. And due to the ripple effect from HRM, they are getting decent appreciation as well.

I'm a real estate investor in Halifax too. I currently househacked a duplex in Bedford and own another rental in Kentville, trying to acquire a small apartment building at the moment. Hey Andrew, I think in a short term this will likely cause huge hit for some value-add apartment since most are NOT using term leases. Thus cap rate might increase imo. For landlords who are already using term leases, this might not be a big impact, but definitely minority. I lean towards this possibly cooling down the market a bit. I surely hope this won’t be permanent. What are your thoughts ?

Hi Josh, I’m super interested in investing in Nova Scotia. As matter of fact, I’m so interested that I moved with my family to Nova Scotia last summer 😜..
All joke aside, I think Nova Scotia in general is a great market to be in. I started last year and now I have acquired tow duplexes with two apartment buildings under contract. The competition is fierce but I think you can still find great deals. Best luck ! Always happy to connect with a fellow investor !

Disclaimer: I haven't closed on any of the private deals yet, but did get some contacts of owners. Just to throw my two cents out here. I basically tried two ways:
1. I went on facebook market and kijiji looking for those rental ad that are listed by actual people not affiliated programs. Then start the conversation about acquisition there.
2. You already mentioned, door knocking is frowned upon, but no one says anything about driving around and talking to tenants in a distance. I did this, approached some tenants asking their landlords' contact, stating that it is purely for business inquiries not personal harassment. Got some luck there.
Once you close on your first and start finding applicants for your unit, you can then further expand that by calling their references who usually are also owners.

Good to hear stories like this. Have you tried sending letters?
Not really, I can't seem to track owner's addresses, but would definitely be a great way if you can get them. I just don't know which tools we have in Canada for this.
