I agree with Brandon.  Have a property manager.  I did this for a long time on my own and believe me it is no fun.   I feel like I am in heaven now.  :)

I also certainly agree with Michael.  If you don't go the manager route, you can possibly be at your rental multiple times a week, a month etc.   It can happen.  Imagine driving many miles to see about why the toilet overflowed and it was their fault.

Be sure to get the property inspected well.  You don't want to inherit any problems and be sure to follow all the municipal codes that your city requests.
