That’s seems kind of high. I’ve recently completed a few similar projects. Do you have piers? Do you have any structural details? Wondering if it is a standard T footing foundation with slab or raised floor?

I recently purchased a fire damaged home. I demolished the structure and plan on using the existing slab and footings. I am adding square footage and relocating some of the plumbing so will be cutting and replacing areas of the slab. I will also have to drill and epoxy anchor bolts etc. Obviously will have my structural engineer sign off on the condition of the slab after verifying the condition and codes on site.

I grew up in Modesto and know the city and surroundings like the back of my hand..
I purchased a vacant lot there for 54k and Plan on putting a 3/2 duplex there which rents for about $1300-1400 each unit. Previously had a home there so building fees are credited. My construction cost should about 150k. Am I missing something?
