North of tampa. It is hard to find rentals that are profitable in tampa and south of tampa..

My question is what number do you use for calculating your returns? Do you use what you buy a property for or what the actual value of the property is worth?

ie.. Say I buy a property for $100,000 and I net $10,000 for the year that is 10% ROI. $10,000/$100,000 = 10%

Say I buy that same property for $100,000 and I net $10,000 for the year. Except inflation has made the property sellable at a higher value and you can net $200,000 if you sold it. To me the equation would then be $10,000/$200,000 = 5%?

Would love to know some opinions on this...

I implemented a company. A company that pays me a salary, appropriate to my income that flows through my corporation, and that goes directly into my Roth 401K plan that I implemented through my company. I saved saved the most amount of money by doing this above all else. Also, I always contribute to my Roth IRA. Finally, I max out an HSA account. All these, of course, are on top of keeping a very detailed log of my business expense through the year.

@Blaise Doremus if you live here then you already know Wesley Chapel is the superior location. Sounds possibly the Wimauma location house a better home/neighborhood. Rentals are through the roof currently and people are seeking these communities to commute to Tampa. I probably go with the best value based on numbers then fall back on “location, location, location”

@Joe Young indeed small world. She has her re license now. Good job selling. Clear the debt. That’ll be helpful. Downsize and pay cash for the next place 👍 I’m figuring out how to skin my cat. Everything is telling me to sell everything and retire 🤷‍♂️

@Joe Young I’m in a similar situation. Except, I have Multiple paid off properties. I live in trinity, Fl. I would love to talk with you just to brainstorm. Idt it’s cut n dry even though the numbers kinda say that it is.

@Charles Salumn Spring Hill area is pretty country. There are some nice areas in Spring Hill surrounded by a lot of poor area. Schools are just eh... I recently moved from port richey(just south of SH) after 15 years of watching the area turn in to a “C” rental area... we moved to JW Mitchell school district which is closer to an “A” area. If you look on realtor and search for JW Mitchell school zone you will find homes in the 150-200k range on the NW end of the school zone. All the schools in this zone are excellent for Florida standards. Good luck
