If you want to be in the RE investing game long term, you need both. Cash Flow is protection in down times and you should not buy for only appreciation. Appreciation can sometimes be equal or greater but you don't realize it until a refinance or sell.

I agree with Denis. First, you need to decide on your strategy. Once you have this part down, decide what your target returns are. Next, speak with a lender and find out what you can afford. Once you find this range you should be very close to understanding your buy box.

The ones I see in my local city are almost exclusively wholesalers.

I think the consistency of your posts has a huge effect in the long term. Once a day posting on your target platform is a must.

Seeing the property could create better follow-ups on the application. There is also a lot of window shopping on Zillow. The last apartment I rented, I looked at about 7 properties and spoke to probably 15 different landlords before moving forward with one.

Stocks can be a good investment in the long term and are generally passive. You can make a better return, especially if you factor in the tax benefits of RE but it is generally not as passive unless you are investing in a syndication.
