Hey Thomas,
It sounds like you and your partner are running into issues that could be solved with a DSCR loan as long you are buying properties with 1-10 units. These types of loans do not take into account your DTI and also allow you to borrow through an LLC. This would make sure you can borrow as one. These will typically require 20% down but you can bring on multiple partners with no issue if needed.

If a house hack is the way you want to go, look at an FHA loan. This will allow you to use high leverage while buying your first house. You should check the House Hacking forum to learn about this strategy.

Lenders will want to know where large funds come from and may require them to be seasoned as well. As others have, I would discourage you from using student loans to buy a property but if you do, talk with a lender and make sure that it is even possible that that would accept this.

One of the most creative sources I have seen is selling tax credits to fund a deal. The individual invested into Company A then received tax credits for their investment. They are making a profit on the investment into Company A, and from the property purchased with sales from tax credits.
