Many refer to HM loans as cash equivalent because of the speed of closing. I know some that can close in 48 hours. Like @Michael Dumler already said, they still do have a UW process to qualify a deal and borrower.

Yes, as others said, it is typical to have to contribute to the mortgage payment. When I look at these deals, I consider how much cheaper it is than to pay rent, and that it cashflows once I move out.

Hey Michael,
I think it really depends on the resources you have where you buy the property. I self-manage a property that is in another state, 10+ hour drive. I am comfortable with this because I have a maintenance contact that I have worked with many times and trust them to look after the property when items come up.

This is the type of opportunity you can make a lot of value on the buy. You should look at market rent for the area and conservatively UW based on these numbers. Make sure to find out why the property is vacant and how long it would take to lease up. I would also place more weight than usual if there are any recent sales comps.
