I would run through some numbers with a lender who knows FHA well. Getting a 4 unit in LA might be tough. Check out the self-sufficiency rule for multi-unit FHA loans.

You also have a lot of people house hacking where their main goal is to pay less than they would to rent or buy, not necessarily make a high return of cashflow.

The best education is talking to someone who has done it, and this is true for learning anything. But to get the point that talking with experienced people is helpful, you will need to 1st build a good foundational knowledge. I would read 3 books (Multifamily Millionaire Volume and II and the Best Ever Apartment Syndication Book). There are also some great podcasts to learn different aspects of RE investing. Ultimately, once you have a good base, you need to seek out people who are doing the thing you want to do.

I agree with Henry that if they are already used to you being on the property, I doubt they mind you staying in a camper on the property. I would ask them their thoughts and if they have no issues, I don't see anything stopping you.
