Whichever way you go, I agree with Greg that you and the tenant should put it in writing and sign!

I would look for states that are landlord-friendly and cities with a wide variety of employment sectors, growing cities/states as well. Many seem to find good cashflow in Ohio which is what I would be looking for as a newer investor. Cash flow is important to have at the base of your portfolio.

Hi Shadana,
Are you looking to househack the property or rent out both units? If you want to purchase a househack, there are many different paths you can take outside just a duplex. I find that there are more duplexes in Houston than a lot of cities. I recommend talking with an investor-friendly real estate agent to help you find properties.

I would recommend speaking with a lender to find out what you can qualify for. You will be looking primarily at FHA and Conventional loans for househacking. Once you find out what you qualify for, look in the area you will be moving to see if any of the properties in your buy box are investment-worthy.

Given the information you provided it would be a no from me. Violent crime, short duration since release are big factors here.

I would place more wait in a license appraisal, assuming you got one during the purchase and pulling at your own comps. As others have said, Zestimate can vary greatly and is not always accurate.

This work does not sound like it requires a licensed profession but as others have said, check your state/local laws and lease. If not required, I would go with the handyman you trust.
