I think Jasmine, Bonnie, and Joey all hit the nail on the head. I would definitely recommend searching local real estate Facebook groups and try to connect with other investors in your area to see if they have any MTRs

@Terri B.Agreed - I think you can temporarily hold it for them but let them know that you will continue to accept applications and give them a 24 hour curtesy notice before allowing another applicant to put in a deposit.

@Evan Hopple agreed - DSCR could be a great option for you. You will likely need a business partner or US sponsor on the loan to help you qualify

I think a simple lease for any stays above 30 days the safest route. Cleanings are up to you but if you're worried about property/pet damage may be worth it to require monthly!

@Adrian Vann I would recommend posting on as many listing websites as possible- Furnished Finder, Airbnb/VRBO (30+ day stays), local FB groups, and sites like Ale Solutions for insurance placements. If you are still not getting traction, I think it's safe to say that the market may be oversaturated for MTRs and it may be time to switch to LTR.

What site are you using? I think 10+ that are empty for a few months is likely a concern and that size is too large if you're targeting a single traveling nurse (as opposed to insurance placements, etc)
