@Ryan Pritchard Awesome - yep I think the guide you created sounds perfect. I would recommend both leaving a physical copy at the Airbnb as well as offering to send an e-doc when they book!

Have you checked Furnished Finder/Airbnb (30+ day stays) to see if there are many currently listed? I know there are a lot of hospitals in the area but a 3 bedroom unit may be too large/expensive for travelling nurses.

How wavy are the floors? I would think a simple disclaimer in the listing and picture would suffice. I've done similar things in the past when a listing had a unique flooring situation.

I would recommend posting on local Facebook groups as well if you haven't yet. Even posting on general groups for traveling nurses could be helpful too

I think your listing looks good, but could be improved if you hired someone to take professional photos of the place to make the rooms look a little brighter/larger. Besides that I think offering/creating a local guide (best restaurants, stores, etc near by) and mentioning that you will share upon booking could be a nice value add.

Agreed with Colleen and Bonnie. Typically that would be to prevent a business or "other non-residential" but always good to double check
