Hi James, I don't have expertise in Waco but recommend checking out/posting on Furnished Finder, VRBO and Airbnb (30 + day stays), and Facebook groups to determine pricing and try and find MTR tenants. ALE solutions can be a great for insurance placements.

AirDNA (and Rabbu) is great sources of STR data and may allow you to get a pulse on MTR demand/pricing.

Hi @Jacob Joye it sounds like your home is well situated for traveling nurses and could make a great MTR especially with all the hospitals nearby! I think one thing to consider on MTR vs LTR is the time you're able to put into managing the property. MTRs of course have a lot more turn over so the day to day management and keeping up with the postings is more time consuming than an LTR. I recommend posting on Furnished Finder, Facebook, Airbnb/VRBO (30+ days stays), and checking out ALE solutions for insurance placements. Also, since you home is already furnished, it makes it easier to use it as an MTR right away as well.

Overall, it sounds like it would be worth pursuing as an MTR and you could always pivot back to an LTR if you're struggling to find tenants and it becomes more work than it's worth.

Agreed with Andrew, it really depends how the MTR is set up and what relationships (with insurance relocators for example) the owner has. Generally, I think the boost for MTRs is most markets is not 3x to 4x and is likely closer to 2x (or less)

I don't know the best MTR strategy in Tampa, but would check out Furnished Finder, VRBO and Airbnb (30 + day stays) and local Facebook groups to gauge pricing/competition. It may be worth looking into ALE solutions as well for insurance placements. 

I think that both strategies for the purchase method can work and agree with Joseph it depends on your bandwidth. I do think that if you are not local it may be easier to buy turn key properties that will cash flow immediately. If you're planning on holding for 10 plus years you can slowly increase the rent and even cash out after 5 or so years to reinvest in more properties.

Agree with Jacob that Facebook could be a great option. Would post in as many local or national groups (for you target clientele as possible). Depending on the area I know people have success on craigslist as well but can be hit or miss

As I'm sure you know it's best to try many different lead sources for an MTR
