@Deitra Jones Try posting on local real estate groups for housing as well as national groups for travel nurses, digital nomads, etc. Like AJ mentioned positing in as many different groups especially when you are starting out is important.

Besides Furnished Finder you can post on Airbnb/VRBO for 30+ day stays, Zillow, ALE solutions (for insurance placements), and even try reaching out to local hospitals to see if you can advertise directly to their travel nurses.

Unfortunately yes - HOAs have a lot of control over rental restrictions and can change them at any time so it's important to always have a backup plan and try to good relationship with board members if you're using your unit as a rental. 

Wish you luck in trying to sway the vote! Maybe they will agree to a limit on the number of units that can operate?

Definitely recommend checking out @Shaan Puri post. Interesting insight into MTR demand given there is not an AirDNA equivalent for MTRs yet.

Regarding MTRs, I think that's it's important to not put all your eggs in one basket (like travel nurses) as demand can always shift. Try to market and target as many groups as possible - travel nurses, people relocating to the area, digital nomads, insurance placements, etc. When marketing your property cast a wide net and posts as many places as you can such as Furnished Finder, Airbnb and VRBO (30+ day stays), Facebook, and sites like ALE solutions for insurance placements.

Thanks for sharing Andrew! I think the tour guide book is very underrated and is a must have for any MTR or STR. Easy way to allow guests to get familiar with the area.

Cleaning crew and initial welcome basket seem like great ways to really boost your reviews/referrals as well. Plus the cleaning helps with maintenance/upkeep of the property, appliances, etc so that's a bit of a win a win.

I agree with the general sentiment here that student rentals would not qualify as your typical MTR. I think the strategy could work if you're targeting international students who are willing to pay a premium for a furnished place and there is enough summer demand from university/city for bookings outside of the school year

Also, smart locks on the bedroom doors would help as tenants in MTRs with shared spaces/renting by the room want to ensure their belongings are safe, etc

Just a couple of quick thoughts.

-1) I think the property looks nice and has things going for it. I think some décor upgrades could definitely help warm up the place.

-2) No pets is very likely limiting your pool quite a bit. Maybe consider some sort of pet policy (size limit, etc) and number that could potentially work? 

-3) Offering a private space like the basement would likely have a lot more demand and be easier to rent then the upstairs rooms with shared spaces.

Hi Eric - I recommend checking out Furnished Finder, VRBO and Airbnb (30 + day stays) and local Facebook groups to see how much competition there is for what you're offering. Like Bonnie said there are a lot of different clientele you can target for MTRs. ALE solutions can be great for insurance placements as well
