I'm from the Bay Area originally and this sounds like a great plan to me. I always recommend checking out Furnished Finder Traveler Search ( https://www.furnishedfinder.com/housing/New-York/New-York) and Airbnb/VRBO for 30+ day stays to confirm what is out there.

I think one thing to keep in mind when adding bedrooms/bathrooms is to ensure you're not creating functional obsolescence. It doesn't sound like this would be the case but making sure there is still a normal" sized living room/common area, etc. and the bedroom/bathroom is in line with properties with similar square footage in the area. If there are too many for the house size it can be difficult to secure financing or potentially sell the property one day

Yes, Don has a good point. I think with any mid term rentals but especially in NYC it is important to vet potential renters as much as you're able to.

Hi Lee - I think you approach to security deposits makes sense. For an MTR where most people are staying 2 - 6 months a 50% deposit should work. I don't see any problem with the maximum 3 month lease and then month to month afterward works. The 7 day notice period either way seems a bit fast to me personally, but if it works for you I would stick with it.

I would think those areas would be a great place for MTRs due to their close proximity to the city and lower price point compared to NYC real estate. Could be great for folks coming to NYC temporarily for work or looking to relocate permanently. Always recommend checking out Furnished Finder Traveler search ( https://www.furnishedfinder.com/housing/New-York/New-York) and Airbnb/VRBO for 30+ days stays to get an idea of what's currently out there.
