I think Albany and a lot of the other markets within a couple hours of the city are often great LTR, STR, and MTR markets and are often overlooked. The properties tend to bring in good rents for their value and are of course not nearly as expensive as the city. @Anthony Stephens is right that the taxes are higher (in NJ as well) so that should be taken into consideration

Curious on this one as well. It seems that if your property is not in rural location Starlink will probably be slower than other available options but I'm not sure if this has changed as it's become more widespread recently.

I think prorating rent is the best strategy for a positive customer experience. If you really feel you are going to miss out on income by charging them 20 days vs the full month you could try and split the difference and charge 25 days.

Yes, agreed with Michael. I would suggest looking at Furnished Finder (https://www.furnishedfinder.com/housing/New-York/New-York) to see what type of MTRs are listed in you area as well as Airbnb and VRBO for 30+ day stays. As always when a space gets more competitive it's important to do everything you can to stand out from the competition

Hi Nicole! I agree with @Calvin Baughman. I think the cleaner the better and always wash/replace anything that could bother your next guest. Besides extra amenities, better furniture, location etc. I think the best way to separate yourself from your competitors in MTRs and STRs is the level of service your provide and the cleanliness/upkeep of your properties. The small extra investment of time/money in cleaning everything between stays (even swapping out a shower curtain for example) is worth the positive reviews/referrals you will receive from happy guests!

I think that rents will continue to slowly tick up until the supply of housing catches up to current housing demand. Hard to say for sure of course but it seems likely rental markets will remain strong for the foreseeable future

I think if you're struggling to book I would recommend taking the current offer on the table that is only about 30 days out. You could try posting other places like Facebook? To find someone that is looking for a month long stay and may not be a traveling nurse

Yes, I think Nathan is unfortunately correct as scams seem to be happening much more often everywhere now as AI has expanded greatly recently. Is this an MTR or STR? Just an idea but may be worth just handling all bookings through Airbnb or VRBO to add some level of protection

I think providing the option for cleaners is important but mandating like a few others have said in this forum already is not necessary and could actually be detrimental. If you're really worried about a tenant or want to keep tabs on your place and make sure its kept up nicely mandating a cleaner come every 10 - 12 weeks could be a good compromise for longer stays
