I think Zillow, Airbnb, and FF are the most successful for MTRs. VRBO and Facebook in certain areas can work well too. good luck!

Just as everyone has mentioned definitely screen tenants and have them sign a lease for 30+ day stays. 

One note on the positing - I would consider posting on Facebook as well and maybe even Apartments.com, etc. I think especially when you are starting out the more places you can post the better!

Great! Those seem like strong mitigating factors. Obviously the most important thing is that you feel comfortable with the situation

Guarantor is definitely the safest bet but I would also take into consideration their credit/background checks. Do they have funds for more than just the 3 months of rent? That could be something else to consider

I recommend following @Lateefah Mathews advice assuming this is Atlanta. Regardless of where it is it is very important to adhere to local regulations. You are correct that a lot of municipalities only require STR permits if you rent less than 30 days, however every place is different.

I have heard and know folks in this forum have had success with ALE Solutions. I think it takes some time to build up the relationship with your rep and get your first booking but seems like it's definitely worth the investment!

Like a lot of folks have mentioned Furnished Finder, Facebook, Airbnb and VRBO for 30+ day stays. I'd recommend also reaching out directly to any hospitals in your area directly. You could try asking for the HR/Staffing department and see if they can point you in the right direction. If you're not having luck it could be worth going to the hospitals in person and bringing some info/pictures of your listing

To piggyback off what @Marcus Auerbach said. There is a Facebook group that is nationwide and a SE Wisconsin Rentals group that you may be able to find some Milwaukee MTR recommendations in. I went to UW Madison and have family in MKE so try and follow the Wisconsin rental market closely!

@Alison Brenner I think a 3rd party site (like Airbnb) review process and booking platform is helpful and an added layer of protection but of course it is not fool proof and there will always be horror stories. I think doing background/credit check yourself is of course the best way to try and vet potential renters
