Sounds like you have a great property for an MTR! I agree with @Wyatt Wolff that if you systemize it you could run it yourself but getting that in place with a 70 hour per week job could be tough and not worth the added stress if you're able to pay a PM to do it and still make a good profit.

It seems like you have but definitely would check out Furnished Finder and Airbnb/VRBO for 30+ days stays to see the competition/average pricing,

Hi John, would recommend checking out comparable properties on Furnished Finder as @Joel Bongco said. Also, checking out Airbnb/VRBO for 30+ day stays can be a good way to try and gauge demand/MTR pricing in your market. Good luck!

Both @Account Closed have great advice. I know a lot of people use Avail but consulting with a local real estate attorney is never a bad idea. It depends on the level of protection/customization you are looking for

Hi @Will Ostransky! I think Allen nailed it. Looking at Airbnb/Vrbo (30+ day stays), Furnished Finder, and even scanning Zillow and Facebook group for comps is likely going to be your best bet.

Interesting to hear about all the jobs driving up demand for MTRs in the Reno Tahoe Market. I'm aware that's a great market for STRs (regulations permitting) but didn't know about the new MTR demand.

I'm not sure the specifics of that market but my initial gut reaction would be that 90+ day stays may be a bit too limiting to make an MTR worth it. 90 days could work well with the average 13 weeks for travel nurse contracts but may limit your digital nomads, business traveler, etc bookings.

Hi Rodney, unfortunately there is not an AirDNA equivalent for MTRs yet. I think the best ways to check out the competition are to go on sites like Furnished Finder, check Airbnb/VRBO (for 30+ day stays), and look on Zillow as well for furnished 30+ day stays.

Hi all,

I recently came across this article regarding Mid-Term rentals that I thought would be helpful to share here. It highlights a lot of the reoccurring themes that come up in this channel. One very interesting statistic they cited was that Mid-Term rental bookings are up 94% in 2023. I think this could be for a variety of reasons but likely has to do with the fact that remote work seems as though it is here to stay allowing for more digital nomads, professionals to live/move cities more easily or even just "check out" a new location for a few months.

Couple of key takeaways:

-Casting a wide net and not focusing only on traveling nurses for example

-Knowing your market and target clientele

-MTRs are ideal for corporate travelers

-How you operate your MTR is key to success (responsiveness to request, amenities, etc)

-Protect yourself with a security deposit and ensure your lease fits your property/market
