@Benjamin Sures I would recommend looking into a lifting coffee table. I have used these in the past personally and they are a great option that makes eating on the couch a lot more enjoyable when you have no room for a table(also the extra storage is a nice touch)!

I think checking out how many extended stay hotels are in the area could help determine demand as well

I think it has to match the property and agree with @Allen Duan that I don't think it would be much of a value add for MTRs. I recently stayed at an STR that had a full game room (pool, ping pong, arcade, etc that was done really well and matched the vibe of the city/property.

I'd recommend also taking a look at the number of extended stay hotels in the area. Check out Furnished Finder and even look at local Facebook groups (real estate/target clientele) to get a sense of the demand/competition

Always recommend posting on local Facebook groups and ones that are geared towards your target market (i.e. travel nurses)

Definitely recommend reviewing current options on Furnished Finder, Facebook, and AirBnB (30+ days) to get a sense of the market if you haven't yet!

I was going to recommend looking for extended stay hotels! I think the proximity to the city and Rutgers would also mean there is a lot of demand. Have you looked on Furnished Finder yet?

Ring doorbells are a great idea and I think sharing access would help keep people accountable as Ben said (and avoid potential disputes over missing packages, etc)

@Karla Villanueva The average US house uses about 900 kw per day (assume 3 bed is about the average house size). I would guess an MTR would do above average if you're renting by the room as people will spending more time in their bedroom watching, tv, etc
