I agree with @Conner Olsen

No appraiser is going to use Zillow. It's wrong all the time.

@Gerard Fox Find a real estate investor meetup in your local area. That's always a great start.

Networking is the number 1 skill of a real estate investor

There's always another deal.

It's better to pay a fair price for a great property than a great price for a fair property

Property management can turn a good deal into a great deal or a great deal into a poor one.

Lowering expenses is just as important as increasing revenue

A good tenet should be treated like royalty

Always have cash on hand to cover several month's expenses

I used to work with investors all the time. #1 way to add value - bring them a deal. Get better at finding good deals on the MLS and the investor will love you if you bring him a deal before it hits the market.

An excellent overview of what to look for in the offering document. I was reading along with my team's OM, and I'm happy to report it checked the boxes.

Did you sign a contract? If there's a cancellation fee in there, then you could be liable for that.

Putting a lien on a property you don't own makes zero sense if you're the "target," and wouldn't hold up in court if he didn't do any work. I'm not a lawyer... but I wouldn't be concerned about that coming back for you. He's just barking.

If it's a smaller property, Zelle / venmo work fine.

You have the right idea; shop around lenders and see what they say. Specifically look at local lenders, as their terms are typically less rigid.

Sounds like some great first steps. The key when starting is saving as much as possible, so if you're able to cut any unnecessary expenses, that will always speed up the timeline for getting your first deal.
