Check out comps in the area and see how much rent is go for a 3/1 vs 2/2, and also see how long they sit on the market.

In my experience 2/2 is typically easier to fill, but your local market might be different.

Also, when renovating, be sure to make it bulletproof. By this I mean use materials that are able to survive use (and abuse) from mtiple tenants.

Big red flag. I would bet on them using the ESA laws to sneak in their pets without extra fees. 

That tenant just screened themselves. You don't want someone always looking to abuse systems!

1. Be skeptical of anything you hear about Web3. Most people who are bought in have motivated reasoning to convince others to buy in as well, to validate/appreciate their own investments.

2. Recognize that any Web3 investment is purely speculative with no actual, tangible value and is not backed by any institution. Any investment should be funded from the high-risk high-reward end of your portfolio.

3. From a real estate perspective, Web3 would hypothetically push homebuying to emerging markets because of remote work. Buy in those markets to put your chips on the remote working trend, and even if it doesn't manifest, then you still own real estate.

There is no easy and safe first step; every real estate deal will involve risk and take work. All I can say is learn what you can, search diligently for a deal, and get your feet wet. We all make mistakes constantly, so perfection is never the goal - constant learning is!

I use Apartments.com's payment system, or set up an ACH. The only pitfall here is expectations. When screening tenants, make sure you both are on the same page about rent payment method.

Shouldn't be a big deal if the radon mitigation system keeps it below 4.0 pCi/L. I'm based in a market with lots of radon, and you just get it tested during inspection.

I'm based out of the Indy market, so it's easier for me to find deals through networking. I would partner with an agent/local partner who knows what they're doing (I'm inactive, not a sell haha) and leverage their connections and ability to find good contractors.

Appfolio is intuitive and has a lot of great features (a big step up from an excel sheet!). $280+ a month. 

Bonus: Yes, that's one way to evaluate, and the average changes depending on the industry (kind of like relative market cap rates). I would personally recommend finding a CPA certified in business valuation and paying them to appraise it. Might be pricier, but worth every penny IMO.

The NARPM has a pretty decent intro course for residential PM.
