To help you in your search: be sure to find an accountant that is willing to grow with you, and is not too high priced fee wise. Not to low either, you don't want to go with someone who is just focused on price as this is a quality of a not so great accountant. Accountants are in such demand, that the best are not even accepting clients half the time.

The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.

Another thing I see is folks thinking they need to have a tax professional in their state. We as a firm have investors working with us who have small business and invest in rental properties all over the US for example big and small.

Finding a real estate-focused tax professional and one who can help with advisory and grow with you would be my suggestion to focus your efforts on finding. I would say the best thing to do if your looking to save money and make as little mistakes as possible is get one for the first property and is willing to grow with you. As accountants we want to help people scale up via tax advisory so we can turn a small loyal client into a big loyal client. Having an accountant on your team can do wonders for your growth in that it will help you avoid a lot of mistakes that could cost you big.

Thank you! Really appreciate the detailed answer. For a small investor, what would you say is a reasonable fee for tax prep? 

Sadly, the accountant answer: It depends on alot of things! However, I wouldn't worry much about the specific fee size as long as you save more than you are paying and you're with someone you trust to be giving you the right guidance in the area you invest in, ideally they are doing the strategies themselves. For instance, we promote real estate-related strategies for folks and do those very same strategies in our own families.

Get income higher would be my advise, and try to get in a more tax efficient area of earned income. This could be short term rentals via the "short term rental loophole" or real estate professional status for commercial deals

I would strongly advise you to start looking into what sort of real estate strategies are tax-efficient such as short term rentals with the "short term rental loophole" or multifamily / commercial with "real estate professional status". If any of these make sense for your family, then you should link up with a real estate focused tax professional, to ensure when you do buy a deal we can wipe out that tax burden and make your wealth accumulation journey go faster.

A good CPA / tax pro is worth every penny. you will be happy to pay the price they charge because they will save you 10x+ more money.
