For guidance here, checkout my asset protection tier list to see where you may fall and if it makes sense for your situation: 

Worst:

– No coverage, held in your name.

Bad:

  • Relying on insurance. This is the most basic level of protection and it is not very effective, but it is still better than nothing. Insurance companies have many exclusions and they may not cover everything, but they can help to pay for some of the costs of a lawsuit.

Good:

  • Using one LLC for all of your rental properties. This is better than relying on insurance because it protects your personal assets from liability. However, if someone sues you and wins, they could take all of your rental properties.

Better:

  • Using a separate LLC for each rental property. This is the best level of protection because it isolates each property from the others. If someone sues you and wins, they can only take the LLC that owns the property that was involved in the lawsuit.

Best:

  • Using a combination of LLC and land trust to protect your rental properties. These are more complex legal structures that can provide even more protection than a traditional LLC alone.

You would want to reach out to an accountant who can do asset protection. Folks specialized in real estate like our firm also advise on this, for example. On BP we are not allowed to directly promote ourselves so please keep this in mind :P

Not to low either, you don't want to go with someone who is just focused on price as this is a quality of a not so great accountant. Accountants are in such demand, that the best are not even accepting clients half the time.

The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.

Another thing I see is folks thinking they need to have a tax professional in their state. We as a firm have investors working with us who have short term rental properties all over the US for example big and small.

Finding a real estate-focused tax professional and one who can help with advisory and grow with you would be my suggestion to focus your efforts on finding. Not to low either, you don't want to go with someone who is just focused on price as this is a quality of a not so great accountant. Accountants are in such demand, that the best are not even accepting clients half the time.

As Michael mentions above, CPAs cant do not conduct cost segregation studies. 

In addition to that, we are not allowed to self promote in these posts. 

That being said, our firm is a real estate investor-focused firm based in Virginia, with contacts to folks who do cost segregation studies for our clients. 

I would highly recommend reaching out to a firm like this to get a grasp on the whole situation!

As far as documents go, we as accountants like to see years prior tax returns. This allows us as accountants to see what your situation is like from an accountant's perspective so we can make the most informed decisions on advising you in the future. Our firm likes to take it a step further and if we see mistakes amend those so you can get tax refund back from prior years. 

As far as actually making deductions, this is something you simply declare. PROCEED CARFULLY when writing things off. Know the implications of taking a write-off, and ideally have a real estate focused tax pro do it all for you and explain it .
