@Engelo Rumora curious, what do experienced Toledo investors believe to be "too much" for 612 and 613?

Hey Brian. I'm also an investor in Toledo. You need a broker to negotiate and offer on a live deal or want to link with someone to begin a search? What size property? 

@Spencer Gracia if 950 is actually the market rent then $140k is too much to pay for a rental property. Your mortgage payment is 72% of your rent. This will never cash flow.

@Spencer Gracia don’t forget to include property insurance in your calculation.
