Hi all, 

I wanted to hear some pros and cons of obtaining a real estate license for a beginner investor. 

I am 23 and have been interested in getting my feet into the game for some time. My thought is if I get a license it will allow me to have a better understanding of the market, make connections with wholesalers, contractors, other investors, etc. In addition, I would be on track to obtain a broker's license down the road. 

I live in Austin Texas and currently have a W2 job as a property manager in student housing.

@Conner Olsen that’s sounds like an awesome deal to me! Where in Austin are you located? Closer to downtown or further out. I know tons of people are visiting the city just curious to see how far out of the heart of the city Air bnb guests are looking to stay.

I like the 4th revised option. You want to appeal to your target buyer and who doesn't love natural light! 

Even though it's a flip and you won't be living there you should think about your potential buyer and what they would think when they walk into the kitchen. As long as you're staying within your budget the price difference seems insignificant for the impact that the kitchen will make.
